Our extensive, multi-step screening and application process is a proven successful system that generates qualified tenants. We examine: criminal history, financial history, credit scores, evictions, and any pet history. In addition, we get proof of income, rental history, and contact previous landlords.
  • Showings: Multiple showing options are available to qualified tenants to quickly fill properties and reduce vacancies.
  • Contract/Lease Preparation: In conjunction with our attorney, we draft, negotiate, and execute all lease agreements. We continually update and revise our contracts to ensure they are compliant with any new landlord/tenant laws.
  • Property Inspection: Our maintenance team ensures the property is rent-ready. We take detailed pictures and complete a full house checklist to verify the move in condition of the property and inspect your homes major appliances and systems.
  • Tenant Relations: J Properties handles monthly rent collections and disbursements, security deposit escrow accounts, tenant issues and maintenance requests, as well as lease renewals and terminations.
  • Accounting: Our Software system tracks every transaction including rental income, maintenance expenses, and property management fees. Through the portal, owners can access monthly reports, work orders, and required tax documents. If tenants pay on time, owners will receive their proceeds between the 7th and 15th of every month.
  • Maintenance: We address all tenant needs in a timely manner and have a plan of correction in place within 24 hours of a maintenance request. We conduct thorough inspections upon move-in, lease renewals, and move-out.
